Farmhouse in Wales
Cwm Howell is a large modernised detached farmhouse, built in 1864 and retaining many of its original features. It is set in over 8 acres of land (mainly woodland) and has stunning views over the Towy valley.

There is a 5 seater outdoor hot tub, large pond and running stream adjacent to the house and garden. Cwm Howell sleeps up to 10 people.

Lounge

The lounge has solid oak wood flooring, with french doors opening to the rear garden and patio area and windows overlooking the pond.

A woodburning fire will keep you warm and cosy on chilly evenings. With 42 inch flat screen TV and DVD player.

This is your view of the patio from the lounge.
With superb views over the Towy valley, Red Kite and Buzzard riding the thermals and our residential peacocks and peahens peering through the windows to arouse your attention.

There is a second sitting room / lounge with 3 piece leather suite, coffee table, TV, wall mounted electric fire.

The large fully fitted farmhouse kitchen / diner has granite work surfaces, tiled flooring and quality appliances including dishwasher, electric fan oven, ceramic hob, combination microwave oven, steam oven, platewarmer, toaster and kettle.

There is a cloakroom off the kitchen for coats, shoes, pet area, which also provides a second entrance to the farmhouse.

Cwm Howell has a good sized open plan kitchen / diner. Furnsihed with oak table, seating for up to 12 people.


The farmhouse has a large entrance hall with entrance to the cloakroom, which is fitted with a modern WC and sink. There is a good sized area at the base of the stairs with tiled floor to match the kitchen and dining room. There is a window overlooking the front forecourt.

Cwm Howell has four double bedrooms all being of exceptionally good size.

The Master Bedroom is light and refreshing with solid oak flooring and having exceptional landscape views over the garden and Towy valley. The room is furnished with a SUPER KING SIZE zip link bed, which can be used as 2 singles if required (please let us know in advance if single beds are required), set of pine drawers, bedside cabinets and a built in wardrobe. There is a modern en suite shower room.

Bedroom 2 is another light and airy room with double windows overlooking the garden and Towy valley. This is a good sized family room furnished with a LUXURY electric operated reclining double bed, bunk beds, a chest of drawers and built in wardrobe.

 


Bedroom 3 is a second family room finished in neutral colours and furnished with a SUPER KING SIZE zip linked bed, which can be used as 2 singles if required (please let us know in advance if single beds are required). This room has white and walnut finsh set of drawers with matching bedside cabinet and has a large built in cupboard. Another room with a view over the valley and garden.
Bedroom 4 is a twin bedroom with 2 single beds, bedside tables and a large built in pine cupboard with plenty of storage and hanging space. The bedroom has views overlooking the forecourt and fields to the front of Cwm Howell.
Main upstairs bathroom

The main bathroom has granite flooring, a bath electric shower and bath screen, sink and toilet. There is an en-suite shower room to the master bedroom and a further WC downstairs.

Bed linen is
provided. Towels are not provided.

Central Heating - Oil fired cental heating - extra charge

Smoking
is not permitted within the premises.

Electricity is included.

Pets / Dog Policy: Pets / Dog Policy: We allow well-behaved pets at Cwm Howell at an additional charge of £20.00/week/ dog. We have a strict policy that dogs are kept under control at all times, not left alone in the farmhouse and that pet owners clean up after their dog(s).
Dogs and their owners must not walk on the surrounding farmland in any circumstance and whilst walking on the main farm road dogs must be kept on the lead
.
Dogs may be let off the lead whilst in the garden provided that they do not chase the peacocks / ducks and that they do not wander from the garden to the surrounding farmland.

Garden: The large garden has outstanding countryside views over the Towy valley. There is a large patio area to the rear of the house with table, chairs, recliners, barbecue. There is a 5 seater hot tub to the side of the property, and a large pond which is fenced off at the rear. There are side gates which if left closed can contain the children in the garden. There is a small bridge crossing a waterfall feature which leads to woodland.

Onsite parking: is to the front of the house and there is ample space for up to 3 vehicles.

Parents of toddlers, Please note that the pond is not fenced off at the front of the house.
